Commercial loan document checklist builder

Answer six questions. Get the list a lender will ask for, in the order they ask for it.

Why build it first

Commercial loans stall on paperwork far more often than on rates. Most delays come from a missing return, a stale rent roll, or two documents that disagree. This checklist changes with your loan, your property and your borrower. Nothing you enter leaves your browser.

Common questions

How far back do lenders want tax returns?
Banks and SBA lenders usually ask for three years of personal and business returns. Bridge lenders often accept two years because they underwrite the property first.
What is a rent roll and when does it need to be current?
A rent roll lists every tenant, the rent, the lease end date and any concessions. Lenders usually want one dated within the last 30 days. Our rent roll and NOI worksheet builds one and totals the income.
What if my documents do not match each other?
Fix that before a lender sees the file. Income on the operating statement should trace to the tax return, and the loan balances should match your personal financial statement. Our guide to the commercial loan documents checklist explains how underwriters reconcile them.
