A commercial bridge loan is short-term financing that bridges the gap between where you're now and your permanent financing. It lets you close on a property quickly, then refinance or sell once the situation is stable.

Construction and land scenarios have their own patterns; our guide to construction and land financing walks through draws, loan-to-cost, and where bridge fits.

If you want to estimate the numbers first, our bridge loan calculators will do the math for you, and if you are wondering whether you qualify, our guide to bridge loan requirements.

1. CLOSE NOW Bridge funds in weeks, interest-only payments 2. EXECUTE Stabilize, lease up, renovate, or reposition 3. EXIT Refinance into permanent financing, or sell 6 to 36 months, planned from day one

Because the lender focuses on the property and the exit, a bridge loan can close far faster than a conventional bank loan. Typical terms run 6 to 36 months with interest-only payments, loan amounts from $250,000 to $40 million and up, rates around 7 to 13 percent, and 1 to 3 points. Confirm current numbers before you commit.

A bridge loan makes sense for time-sensitive acquisitions, properties that need repositioning or lease-up, unconventional property types, and situations where a bank already said no but the opportunity is real.

Common questions

When does a bridge loan make sense?
When you need to close before long-term financing is ready, when the property needs time to stabilize, or when you need a shorter-term path to complete the next step.
What do bridge loans usually cost?
Typical rates run around 7 to 13 percent, fees around 1 to 3 points, and terms from 6 to 36 months. Confirm current numbers before you commit.
How much can I borrow with a commercial bridge loan?
Loan amounts commonly run from $250,000 to $40 million and up. What you can borrow depends on the property value, the income, and your exit, usually funded at 65 to 75 percent of value.
Do I need good credit for a commercial bridge loan?
Credit matters less than it does with a bank. Bridge lenders focus on the property, the equity, and a clear exit. A weaker credit profile does not automatically disqualify a strong deal.
What is the exit strategy on a bridge loan?
The exit is how you pay the loan off, usually by refinancing into permanent financing or selling the property. Lenders want to see a realistic exit before they fund.
Can I get a bridge loan on a property that is not cash flowing yet?
Often yes. Bridge financing is built for properties in transition, including ones that need lease-up, repositioning, or time to stabilize before they qualify for a bank loan.
How is a commercial bridge loan repaid?
Bridge loans are interest-only during the term, with the principal repaid at exit, usually by refinancing into permanent financing once the property stabilizes, or by selling the property. The exit plan is agreed up front.
Are commercial bridge loans safe?
They are a normal, widely used financing tool when structured honestly: a realistic exit, a term that matches your plan, and total costs you understand before you sign. The risk comes from vague exits and mismatched terms, which is exactly what a straight conversation up front prevents.
How does BluRidge get paid?
At closing, by the transaction. Depending on the program, our compensation is paid by the lender, by a fee at closing, or a combination, and the number is disclosed before you commit to anything. There are no upfront application fees.
What's the catch?
There isn't one, but there are trade-offs worth knowing. Bridge capital costs more than bank debt because it moves faster and takes on more risk. Some deals are better served by a bank, and when that is true we say so. And a straight answer within one business day is a read on whether the deal can close, not a commitment letter. Every loan is subject to underwriting.
Can the loan cover the interest payments?
Generally, yes. Most bridge programs can build an interest reserve into the loan: a portion set aside at closing that makes the payments during the term. The payments come out of the reserve while the project stabilizes, sells, or refinances, instead of out of your pocket each month.
