Commercial loan calculators

How to use these

These calculators give you fast, realistic estimates for planning a commercial deal: what a bridge loan is likely to cost, how much cash you will need to close a purchase, and the loan a property can support. They are estimates, not offers. When you want real numbers on a specific deal, send it to us and we will get you an answer.

Most permanent lenders want a DSCR of roughly 1.20 to 1.25 or higher. Below 1.0 means the property does not cover its own debt payments, which is where bridge financing and a stabilization plan usually come in. Estimate only.

1031 exchange deadline calculator

Your 45-day identification and 180-day closing deadlines, from your sale closing date.

Both IRS clocks start on this date
Deadlines are calendar days. Weekends and holidays count, and there are no extensions in normal circumstances.

180-day closing deadline

Estimate only, not tax advice. Confirm your dates with your qualified intermediary and tax advisor. If a conventional loan cannot close inside your window, bridge financing can protect the exchange. For full-year reference, see the 2026-2027 deadline tables.
