Commercial Bridge Loan Requirements: How to Qualify

Short answer

To qualify for a commercial bridge loan, you generally need a property worth lending against, meaningful equity or down payment (bridge lenders commonly fund 65 to 75 percent of value), and a clear exit such as a refinance or sale. Credit and income matter less than they do with a bank, because the property and the exit carry the deal. Expect to provide property details, basic financials, and your plan.

If you are sizing up a bridge loan, the first practical question is whether you would qualify. The good news: bridge lending is built around the deal more than the borrower, so the requirements are fewer and different than a bank's. Here is what actually matters.

The three core requirements

A property worth lending against. The property anchors the loan. Lenders look at the type, the condition, the location, and the value. Income-producing property is easiest, but bridge lenders finance transitional and value-add properties banks will not, as long as the story makes sense.

Equity or down payment. Bridge lenders commonly fund 65 to 75 percent of value. That means roughly 25 to 35 percent equity on a refinance, or the equivalent down payment on a purchase. Real skin in the deal is not negotiable; it is what makes the loan safe enough to move fast.

A clear exit. Every bridge loan needs a way out, usually a refinance into permanent financing once the property stabilizes, or a sale. A realistic, specific exit is often the difference between a quick yes and a slow maybe. Vague exits make lenders nervous.

What matters less than you might expect

Credit and personal income carry less weight than they do at a bank. They still matter, a stronger profile prices better, but a weaker credit history rarely kills a deal that has a solid property, real equity, and a clean exit. Bridge lending exists precisely for situations that do not fit the standard bank formula.

Operating history matters less too. A newer business or a property without years of stabilized financials can still qualify, because the lender is underwriting the asset and the plan, not just the track record.

What you will be asked to provide

Expect to share the property details and something supporting value (a purchase price, a recent appraisal, or comparable information), a rent roll and operating statements if the property produces income, the purchase contract on an acquisition, basic financial information, and your exit plan. You do not need a bank-style full application to get an initial read. A short summary of the deal is enough to find out whether it fits.

The fastest way to find out if you qualify

Rather than guessing against a checklist, send the deal: the property, the value or price, the loan amount, and your timeline. A lender who knows this space can usually tell you within a business day whether the deal is financeable and roughly on what terms. That answer costs you nothing and saves you weeks.

If you want that read on your deal, send us the details and we will tell you straight whether it qualifies and what the path looks like.

Frequently asked

What are the requirements for a commercial bridge loan?
A property worth lending against, enough equity or down payment for the lender's loan-to-value, and a realistic exit plan. Documentation is lighter than a bank loan, but the property information needs to be solid.
Do I need good credit to qualify for a bridge loan?
Credit matters less than with a bank. Bridge lenders weigh the property, the equity, and the exit most heavily. Weaker credit can mean a higher rate, but it rarely disqualifies a strong deal on its own.
What documents do bridge lenders ask for?
Property details and value support, a rent roll and operating statements if the property has income, the purchase contract on an acquisition, basic financials, and your plan for the exit. A complete package speeds everything up.
What loan-to-value do bridge lenders require?
Most commercial bridge lenders fund 65 to 75 percent of value, which means you need roughly 25 to 35 percent equity or down payment. Stronger, stabilized properties support the higher end.
