Most commercial bridge loans close in less than a month, and the fastest deals close in about three to five days, compared to 60 to 90 days for a bank. Speed comes from a complete package, a clear exit, and a lender with a direct line to the decision maker.
In practice, the fastest closing we have worked through funded in 11 days: a mixed-use headquarters where the borrower's bank pulled its approval two weeks before the deadline. Speed like that is not the norm, but it is possible when the property is clean and everyone moves.

When you're chasing a deal with a tight deadline, "fast" isn't just a nice-to-have. It's the whole point.
You've probably seen bridge lenders claim they can close in "as fast as 7 days" or "2 weeks or less." But what does that actually mean in practice? And what factors determine whether your deal can really close quickly?
Let's be honest about what "fast" means for most bridge loans.
The fastest deals, we're talking three to five days, are exceptions, not the rule. They happen when everything aligns perfectly: the borrower is organized, the property is simple to underwrite, the appraisal comes in quickly, and there are no surprises.
A more typical timeline for a well-prepared deal is 3 to 4 weeks. This gives time for appraisal, title work, and proper underwriting without cutting corners.
Complicated deals, unusual property types, large loan amounts, multiple layers of approval, might take 4 to 6 weeks or longer.
Compare this to banks, where 60 to 90 days is normal and delays are common. Bridge lending is faster by design, but it's not instantaneous.
Several factors affect how quickly your loan can close.
How prepared you're. If you have all your documents ready, financials, property information, entity documents, you save days of back-and-forth. If the lender has to chase you for information, the timeline stretches.
The appraisal. This is often the longest single item in the process. Commercial appraisals can take 1 to 3 weeks depending on the property type and appraiser availability. Some lenders have relationships with appraisers who can move faster. Some deals may qualify for valuation alternatives that are quicker than full appraisals.
Title work. Clear title is required to close. If there are issues, liens, easement questions, boundary disputes, they need to be resolved. This usually takes a week or two, but problems can add time.
Property complexity. A single-tenant industrial building is easier to underwrite than a 50-unit mixed-use property with ground leases and shared parking. More complexity means more time.
Lender capacity. Some lenders have streamlined processes and dedicated teams that move quickly. Others have bottlenecks that slow things down regardless of how ready you're.
If closing quickly matters to you, here's how to help make it happen.
Start early. Don't wait until your contract deadline is 30 days away to start looking for financing. The more cushion you've, the less stressful the process.
Be organized. Have your documents ready before you reach out. A complete package on day one can save a week compared to submitting things piecemeal.
Respond immediately. When the lender asks for something, get it to them the same day. Deals lose momentum when files sit waiting for borrower responses.
Push for early appraisal order. Ask the lender to order the appraisal as soon as possible. This is usually the longest lead-time item, so getting it started early is critical.
Stay available: answer your phone, check your email, and be ready to sign documents quickly. Small delays add up.
Before you commit to a lender based on their speed claims, ask some direct questions:
"What's a realistic timeline for my specific deal?" Not their fastest deal ever. Your deal, with your property and your timeline.
"What could slow things down?" A lender who identifies potential issues upfront is more trustworthy than one who promises everything will be perfect.
"How do you handle appraisals?" What you want to hear is that they have appraisers they work with regularly and can expedite when needed, because the appraisal is often the biggest variable.
"What do you need from me to move quickly?" Get a clear list upfront so you can be prepared.
